The CMAA Excellence in Construction Award recognizes Southway’s role in delivering transformative affordable senior housing and infrastructure improvements in Baltimore’s Park Heights community.

Southway is proud to announce that The Terraces at Park Heights has been recognized with a Construction Management Association of America (CMAA) Excellence in Construction Award in the Residential/Mixed-Use category for projects with a construction value greater than $15 million.

Presented by the Baltimore Chapter of CMAA, the award recognizes outstanding achievement in construction management and project delivery. The Terraces at Park Heights exemplifies the power of collaboration, strategic planning, and community-focused development to create lasting impact.

A Catalyst for Community Revitalization

Developed by The NHP Foundation and The Henson Development Company, The Terraces at Park Heights brings 100 units of affordable senior housing to Baltimore’s Park Heights neighborhood. Located on a formerly vacant parcel at 4710 Park Heights Avenue, the project serves as a cornerstone of the broader Park Heights Major Redevelopment initiative, a long-term effort aimed at revitalizing the community through housing, infrastructure, and economic investment.

More than a housing development, The Terraces was designed to help create momentum for future growth throughout the neighborhood. The project transforms underutilized land into a vibrant residential community while supporting long-term redevelopment goals for Park Heights.

Investing in Infrastructure for Future Growth

In addition to constructing the four-story senior housing community, the project included approximately $5.7 million in critical infrastructure improvements designed to support future development throughout the area.

These enhancements not only serve The Terraces but also establish the foundation for future phases of redevelopment, including a planned 53-unit multifamily building, 17 for-sale single-family homes currently in design, and additional residential opportunities consisting of more than 80 future single-family and townhome lots.

By investing in infrastructure today, the project helps ensure the neighborhood can continue to grow and thrive for years to come.

Designed to Support Aging in Place

The Terraces at Park Heights features thoughtfully designed one- and two-bedroom apartments alongside amenities that promote wellness, independence, and community connection.

Residents have access to a fitness center, library, computer center, and community kitchen, creating opportunities for engagement while enhancing overall quality of life. These features help support aging in place and foster a strong sense of community among residents.

Advancing Sustainability Goals

Sustainability was a key component of the project from the outset. The development was constructed to meet National Green Building Standards and incorporates solar panel systems mounted on carports and gazebos, along with battery storage technology to improve energy efficiency and reduce environmental impact.

These sustainable features contribute to lower operating costs while supporting broader environmental stewardship goals.
