A vacant site became the foundation for a neighborhood’s future. The Terraces at Park Heights is part of the broader Park Heights redevelopment initiative, bringing much-needed affordable housing to Baltimore while creating the infrastructure needed to support continued residential growth throughout the community.

Southway transformed the site into a 100-unit affordable senior living community while delivering $5.7 million in infrastructure improvements that support both the development and future phases of the neighborhood’s revitalization, including a 53-unit multifamily building, 17 for-sale homes, and additional planned residential development. The Terraces at Park Heights features thoughtfully designed one- and two-bedroom apartments alongside amenities including a fitness center, library, computer center, and community kitchen. Constructed to National Green Building Standard requirements, the community incorporates solar panels and battery storage to reduce environmental impact.

The result is a high-quality affordable senior living community that enhances residents’ quality of life while laying the groundwork for future neighborhood growth.
