The team was selected to lead this full renovation of the Duke RTP 4th Floor Lab, located at 27 Alexandria Way in Research Triangle Park. The 39,365 sf space sat vacant for more than five years and required a complete interior transformation to meet the demands of a modern research environment. The scope included demolition of the existing infrastructure, including the removal of 98 outdated 10-foot fume hoods, and a full build-out of 18 cutting-edge laboratories, tissue culture rooms, a cold room, and various lab support spaces. The design also incorporated modern private offices, collaborative workstations, a large conference room, and an open break area to encourage team interaction. The extended vacancy posed challenges related to system degradation and infrastructure readiness, which was addressed through detailed preconstruction evaluations and careful planning. Coordination of complex mechanical systems structural reinforcements was critical during the removal and replacement of the fume hoods. Despite these challenges, the team maintained an aggressive schedule through phased construction and early procurement strategies. The result is a fully revitalized, high-performance laboratory and workspace that aligns with Duke Health’s research mission and technical standards.
