Transforming a deteriorated 114,000-square-foot concrete structure into a modern public school required a deep understanding of the existing building and a willingness to solve problems as the design evolved. Southway worked closely with the project team to refine the scope, identify cost-saving opportunities, and bring the project back within budget.

The rehabilitation required extensive demolition, structural stabilization, and coordination with historic preservation requirements. Southway used detailed structural analysis and exploratory demolition to better understand existing conditions while integrating modern systems into the building. The exterior was restored with energy-efficient windows and doors, while the interior embraced an open, industrial-inspired learning environment.

Through proactive planning and careful scope definition, change orders related to scope issues totaled just 0.25% of the contract value.
