A construction approach built around continuity is a must when renovating 175 apartments in an occupied 16-story building. Southway joined the project team early, providing preliminary pricing and feasibility assessments to support the 4% LIHTC application process and help move the renovation from planning to construction.

Wyman House remained home to seniors and individuals with disabilities throughout the renovation, requiring careful coordination to maintain resident safety and minimize disruption. The comprehensive renovation included upgrades to common areas, building systems, kitchens, appliances, bathrooms, HVAC systems, and interior finishes. Working within a compact urban site and fully occupied building added another layer of coordination, with careful sequencing keeping the work moving while residents remained in place.

Completed through HUD’s Rental Assistance Demonstration program, the renovation preserves affordable housing while delivering a modernized living environment for its residents.
