Modernizing an aging affordable housing community while residents remain in their homes requires diligent planning, communication, and respect for the people who live there. Southway provided construction management for the comprehensive renovation of The Ellerslie, a five-story affordable housing community serving seniors and non-elderly residents with disabilities.

Originally constructed in 1974 and preserved through HUD’s Rental Assistance Demonstration program, the building underwent significant upgrades to its 70 efficiency and 47 one-bedroom apartments, along with improvements to building systems and infrastructure.

Southway executed the work as a resident-in-place rehabilitation, carefully phasing construction to allow residents to remain safely in their homes. Through thoughtful coordination and communication, our team modernized the building while minimizing disruption to the community it serves.
