The Parkway Theatre redevelopment called for more than the restoration of a historic landmark. Originally opened in 1915, the project had to preserve the theater’s architectural legacy while transforming it into a modern home for the Maryland Film Festival, creating a year-round destination for film, digital media, and live performances within the constraints of a tight urban site.

Southway restored the historic Parkway Theatre and redeveloped two adjacent properties through carefully coordinated demolition, preservation of historic façades, and restoration decisions that balanced original architecture with decades of change. The project transformed the original auditorium into a beautifully restored 419-seat venue while adding two new theaters seating 86 and 99 patrons.

The result? A vibrant cultural destination that honors the building’s history while serving Maryland’s creative community.
