Four Ten Lofts brings a unique mix of affordable, supportive, and market-rate housing to Baltimore. Southway provided preconstruction and construction management services for the 76-unit development, funded in part through 9% LIHTC. Southway’s early involvement helped guide the project from concept through construction, balancing a diverse residential program with budget, funding, and performance requirements.

The two-building development includes 48 affordable apartments designated for artists, 20 permanent supportive housing units for individuals and families transitioning from homelessness, and eight market-rate apartments. The five-story building includes one-, two-, and three-bedroom apartments, amenity spaces, and covered parking, while the three-story building combines eight apartments with a ground-floor gallery and artist space. Both buildings feature wood framing over a concrete podium and incorporate sustainable features, including modular bio-filtration stormwater systems.
