Preserving history and transforming a landmark that defined Maryland’s industrial heritage into a place with an entirely new purpose requires more than restoration — it requires a thoughtful balance of preservation and progress.
Originally constructed in 1916, Ellicott Mill was the last flour mill in active operation in Maryland, serving the region continuously until 2020. Brought onto the project by ownership after initial budget challenges, Southway developed a path forward that aligned the redevelopment with financial requirements and is currently leading the adaptive reuse of the eight-story structure, carefully preserving its historic character while converting the landmark into a mixed-use residential community featuring 190 apartment homes, 2,700 square feet of retail space, a riverfront restaurant, and a dedicated historic display area showcasing the site’s legacy.
The result is a revitalized landmark that honors Ellicott Mill’s industrial past while creating a new destination for residents, visitors, and the surrounding Ellicott City community.
