Merritt Park and Erdman Avenue Shopping Centers

Regional Management regained control of two shopping centers in the Baltimore area after their 50-year lease ended.  As a result, both centers underwent significant renovations to modernize the facilities and attract new retail clients.  The scope of work involved the demolition of multiple existing pad site buildings including a gas station and the remediation of underground tanks.  Both centers had a full tear off of the existing roofs replaced with new TPO membranes.  New canopy structures with parapets and raised building façades include structural steel, metal framing, break metal “skylight” openings, brick and EFIS veneers, soffits with Frey venting details, and all new lighting.  All existing storefronts were replaced.  New hardscapes below and beyond the canopies are constructed from concrete and brick pavers and included raised landscape planters and site furnishings.  Tenants also received new pendant and façade signage.  Site work included over 20 combined acres of new below grade utilities, new full depth paving replacement, new curb and gutter and sidewalks, and all new site lighting.  Both projects were phased to accommodate existing tenants and their customers.
